Custom scope, standard billing discipline. We walk the site, build the scope with you, and put one flat price on it — per season for ongoing care, per project for one-time work. Adjust the plan mid-season and the change is re-quoted in writing before anything is billed.

Within our service lines, yes — frequency, scope, seasons, reporting, and add-ons. We scope it on a site walk so the plan reflects the actual property, not a form.
How does flat-rate pricing work on a custom plan?
Same as every Monster plan: we build the scope, quote one seasonal price, and the number holds. If the scope genuinely changes mid-season, we re-quote it in writing before anything is billed.
How often will my property be serviced?
You choose — custom plans exist precisely for properties whose rhythm does not match a preset. Frequency, seasonality, and site-specific scheduling are all part of the scope we build with you.
Do you work with property managers and landlords?
Yes — multi-property structures, consolidated invoicing, and dedicated account management are core to the custom book. Monster carries $5M commercial general liability coverage; certificates of insurance and WSIB clearance are available on request.
