The problem with vendors

Fewer complaints, fewer gaps, fewer excuses, better records.

Most property managers call Monster after the current vendor becomes a line item in the complaint log — missed visits, no documentation, unanswered calls. Monster is built to be the vendor you stop managing.

The vendor carousel

Every spring, the same cycle: new landscaper, new promises, same gaps by July. Monster runs the same routes, the same crews, and the same reporting standard all season — the property’s scope and history live on the route, not in someone’s memory.

How crew assignment works

Proof, when it matters

When a resident complains or an insurer asks, “the crew was there” is not an answer. A GPS record and a photo log is. Every Monster visit closes with date-stamped photos and a digital service report filed to your account.

How service proof works

Complaints that land on your desk

Grounds complaints are rarely about grass — they are about whether anyone is on top of the property. Consistent crews and documented visits cut the tickets down, and the photo log closes the ones that still come in, usually in one message.

Chasing the vendor

A property partner you do not need to chase — the report arrives before you think to ask for it. When something does need a conversation, you have one account manager, not a dispatcher queue.

The operating system

The Monster difference is in the documentation.

Monster was built from winter operations — where a missed visit is a liability event, not an inconvenience. That discipline is the summer product too. Not just maintenance: documented property care.

And it runs on Monster’s own custom-built operations platform — in-house software, not off-the-shelf contractor apps — with AI-assisted dispatch and routing, service documentation, and weather monitoring behind every visit. Crews log work in real time from ~100 field tablets and staff devices, all on Monster’s own employee portal.

Service you can verify.

Every visit produces a digital service report — the tasks completed, the time on site, the crew that did the work — filed to your account and ready for a board package or a tenant file.

Crews you can track.

The fleet is GPS-tracked. The visit record reflects where crews actually were, not where a dispatcher hopes they were.

Photos you can review.

Date-stamped photos close out every visit. “Did they come?” becomes a question you answer by opening the log, not by making calls.

Plans you can budget around.

One flat seasonal rate, approved before the season starts. No per-visit math, no weather surcharges, no surprise line items.

Most contractors have a truck and a phone. Monster has an operating system.

Customer-facing appearance on a schedule that respects business hours: turf, parking-lot islands, frontage beds, and debris patrol — documented every visit.

Offices & campuses

Entrances, courtyards, and grounds that read as managed the moment a visitor parks, with a service record facilities can pull on request.

Commercial lots

Functional surfaces and clean sightlines: perimeter turf, fence-line vegetation control, and seasonal cleanups that keep the lot working.

One vendor across your whole portfolio.

Multiple sites, one standard: every property on a route, every visit logged, one consolidated invoice, one account manager across the book. Add or drop sites as the portfolio changes — the reporting format never does.

Budget & account

One seasonal number you can defend to the board.

One number.

You approve one seasonal price before the season starts. It covers every scheduled visit in the scope — and it holds. If the scope genuinely changes mid-season, it is re-quoted in writing before anything is billed. That is the whole pricing model.

No hourly billing. No per-visit invoices to code. One contract, one invoice cadence, one line item — and for portfolios, one consolidated invoice across every site.

Before you shortlist us

Commercial questions, answered plainly.

Can you provide certificates of insurance and WSIB clearance?

Yes — on request, before you sign, not after an incident. Monster carries $5M commercial general liability coverage; CGL and WSIB clearance certificates are part of onboarding, and we will send them directly to your insurer or legal contact if that is easier.

How does commercial pricing work?

We walk the site first — commercial scopes are not priced over the phone. From the walk we build one flat seasonal rate that covers every scheduled visit in the scope. Price is driven by area, scope, visit frequency, and access — never by weather or call volume. Portfolios are priced per property and consolidated onto one invoice.

How do you handle tenant and resident complaints about the grounds?

With the visit record. Every visit has date-stamped photos and a digital service log, so “was the work done” is settled by evidence — usually in one message. If something was genuinely missed, the account manager owns it: the work goes back on the route and you see the correction in the log, not in a promise.

Can crews work around business hours, deliveries, and tenant traffic?

Yes — timing constraints are part of the scope, not an afterthought. Quiet hours, delivery windows, and peak-traffic periods go into the route plan when the site is quoted, and because properties hold their route assignment, the pattern holds week to week.

What does onboarding look like?

A site walk with an account manager, a written scope, certificates on request — then the property goes onto a route, and documentation starts with the first visit. You are never guessing whether service has begun: the first photo log is the confirmation.

Can one vendor cover both summer and winter?

Yes — winter is where Monster comes from. Monster Property Services was built out of the operation behind Monster Plowing Company. Ask for year-round coverage in your property review request and both seasons are priced together — one vendor, one standard, twelve months.

Thinking ahead to winter?

Lock in one vendor for the whole year — grounds maintenance now, snow and ice when it counts, one documentation standard in both seasons. Want winter in the same contract? Say so in the quote — one plan, one invoice.
